The Tallahassee Housing Authority
has 1,835 housing choice vouchers in its Section
8 Program. The program is a federally funded (HUD)
program, which subsidizes the rent for eligible
low income households in the private sector. Rents
for the units must be reasonable and pass the
Housing Quality Standards inspection. THA conducts
the inspections and determines the reasonableness
of the rent request. The Section 8 family pays
a percentage (generally 30% to 40% of its monthly
income for shelter plus utilities) and the THA
pays the difference directly to the owner of the
unit.
There are three (3) special
purpose voucher programs in the Section 8 program:
Mainstream Program – Vouchers exclusively
for persons with disabilities.
Family Unification Program – Vouchers
are for persons referred by the Department of
Children and Families, whose children have been
removed from the home or are at risk of being
removed where the lack of affordable housing
is a contributing factor.
Foster Care Youth Transition Program –
Vouchers are for youth aging out of the foster
care system who are wards of the state. This
program only serves clients referred from the
Department of Children and Families.
Some describe it as "rental/housing
assistance", because it is available
to extremely-low to low income residents of
Leon County and is used to assist the family
in meeting the goals of affordable housing
and in preparation for home-ownership and/or
financial stability.
The Section 8 program involves private
landlords who wish to lease their apartments
or houses to our clients. The advantage
to the participant is rental assistance,
a home that meets or exceeds Housing Quality
Standards, and the Family Self-Sufficiency
program. The advantage to the landlord is
that on the first of each month a check
is placed in the mail to them or electronically
deposited into their bank account of choice
for the housing authority's portion of the
rent and they can also list vacant apartments
for individuals seeking a new place to live.

Becoming
a Section 8 Lanlord
Becoming
a Section 8 landlord is easy. If you have
or will have an available unit, call 385-6126,
ext. 301. Inform the staff person that you
would like your unit on the Section 8 available
list. Be prepared to provide the following
information:
· Address of the unit ·
Number of bedrooms · Monthly rent
· What utilities are provide by the
owner (if applicable) · What appliances
are provided by the owner
This information will be added to the appropriate
bedroom size list. The list is then made available
to all Section 8 Voucher holders. If interested,
the prospective tenants will contact you.
There is no charge to advertise your unit
with the Section 8 program.
Once your property is rented, either to
a Section 8 family or to a non-Section 8
family, please contact our office so we
can remove it from the list.
Screening of Section 8 tenants is the responsibility
of the owner. The owner may use whatever
screening procedures (reference check, credit
check, etc.) that he/she normally uses.
If known, THA will provide you with the
names and phone numbers of the tenant’s
two most recent landlords.
If you agree to lease your unit to a Section
8 tenant, your unit must pass the Housing
Quality Standards inspection.
