Welcome to the THA monthly newsletter!

Dear Residents - As we redefine our work and deepen our commitment to providing a safe and enjoyable community residence, we are pleased to share this newsletter to provide you with the latest news, developments, accomplishments and updates from the Tallahassee Housing Authority (THA) properties and staff.

As Executive Director, it is our mission to enhance and expand the quality of life in our community, and to maintain and provide quality affordable housing. THA will facilitate a network of supportive services to enhance the quality of life for our residents. We are committed to quality service and will provide a professional atmosphere to our employees, partners, and the greater Tallahassee constituency.

The Mission of the Tallahassee Housing Authority is to maintain and provide quality, affordable housing and facilitate a network of supportive services to enhance the quality of life for our residents.

Here's What We Do and How We Do It

Tallahassee Housing Authority provides quality affordable housing for low-to moderate-income households, fosters sustainable communities, and cultivates opportunities for residents to improve their lives in collaboration with local supportive services. Much of the public housing stock in Tallahassee is over forty years old and is well- maintained by the housing authority. Over time, we will work toward the redevelopment of our housing stock. A principal plan for redevelopment was completed for our Orange Avenue Apartments.

The Authority is governed by a volunteer seven-person Board of Commissioners; appointed by the City of Tallahassee Commission. Through formal adoption of policy, they ensure that the Authority is fiscally responsible and operates in an efficient manner.

The Authority consists of two (2) distinctive residential Public Housing communities, (aka Asset Management Properties or AMPs), located in the incorporated areas of Tallahassee, Florida. There are a total of 346 residential units consisting of 41 single-family detached homes, and 12 duplex units. The Authority also owns and maintains a 93-unit Low-Income Housing Tax Credit apartment community.

The Tallahassee Housing Authority is working to improve efficiencies so that all of our customers have access to information and services. Explore the various links on our website to find available rentals, services, more about our programs, and information about payments.


Demolition & Revitalization

Exciting Updates on Columbia Gardens at South City Development!

We are thrilled to announce that Phase I of the eagerly awaited Columbia Garden Apartments is on track for completion in spring 2024! The construction of the first building is progressing at an impressive pace, with anticipation for occupancy in December 2023. Following this, the remaining buildings are set to become available for leasing, reaching a culmination in March 2024.

The construction site is abuzz with activity-grading is underway, and the finishing touches on curbs, gutters, sidewalks, and asphalt paving are nearly complete. The pool, pool deck, and patio area have taken shape, promising a vibrant community space for residents. Inside the buildings, the installation of tiling, cabinets, countertops, flooring,  plumbing, and siding is nearing completion across all structures.

In Phase II, the framing and roofing of the buildings have been successfully completed, and ongoing work includes the Tyvek wrapping process. Excitingly, we are moving swiftly into the next stages of development. Phase III and Phase IV are currently in the permitting phase, and we anticipate groundbreaking before the end of the year. As we witness these advancements, the vision of a thriving, modern living community at Columbia Garden Apartments is becoming a reality. Boys & Girls Clubs of the Big Bend

BGCBB and THA

The mission of the BGCBB is to enable all young people to reach their full potential as productive, caring, responsible citizens. Club membership is free to Tallahassee Housing Authority residents, and enrollment is accepted at any time. The Boys & Girls Club of the Big Bend provides youth development activities, at no cost, to the residents of the Springfield and Pinewood Place communities. The program operates Monday thru Friday from 3:00PM to 6:30PM after school.. During the summer, the hours extend from 8:00AM thru 5:30PM.

At the beginning of each Boys & Girls Club program, the boys and girls are greeted by staff and then served a healthy snack. Afterwards, the boys and girls begin their "Powerhour", during which they complete homework assignments and receive tutoring in any
subject that may present them with difficulty. After completing homework, the boys and girls participate in one of the character and citizenship building activities. These programs teach young people how to make positive decisions and develop good character traits. Prior to ending the day, the youth participate in a high yield activity that gets them moving and energized. These activities include football, basketball, and dance. The Boys & Girls Club provides a positive environment in which the youth are encouraged to evolve into responsible, caring, and productive citizens. Springfield Updates

The Springfield Boys and Girls Club has selected 1st grader J. Price as the Member of the Month. She is a little ball of energy and positivity, and a joy to have at the club. Her favorite subject is math and she loves to dance. Springfield staff has been encouraging youth to have good behavior, and the girls have been challenging the boys to see who has the least amount of names on the behavior list. Every day youth attend the club they are given a ticket. At the end of the week, a name from the attendance jar is pulled and that person receives a goodie bag.

Youth 10 years+ participated in the FAMU Homecoming lock in and parade. Youth who attended the lock in had an opportunity to socialize and get to know youth from other clubs. We ended the month with a Halloween Carnival where youth enjoyed different activities such as cup staking, mitten pick up, and sack races.

Pinewood Place Updates

This month Pinewood honored J. Sawyer as the Member of the Month. She has been a member for 3 years, leads by example, and shows up as a leader in the club everyday. She was honored in front of her peers and treated to a goodie bag. The teens from Pinewood had an awesome opportunity to attend a specialty curated college tour "Shadow A Rattler" at FAMU this month. Youth spent the entire day at FAMU and were paired with a collegiate student who is majoring in their career interest. They attended class with them and toured the campus. One of the members received a special invitation from Mr. FAMU to attend coronation before homecoming week kicked off. Youth had the opportunity to participate in the FAMU Homecoming parade. Our members were treated to a special Money Matters session where they were taught about finances and budgeting. Youth are gearing up for the holiday season!

Tallahassee Community! We want you to join us for a Christmas Party and Toy Drive taking place at the Moon on December 10th at 5pm. Join us for live entertainment from Tallahassee Nights Live, delicious food, and Christmas spirit. Every year, we collect unwrapped toys and donations for deserving children in our community. We want to celebrate the holidays with our community for a good cause. We ask that you bring an unwrapped gift and holiday cheer with you to The Moon on December 10th from 5pm-8pm. Embrace the Spirit of Kwanzaa: A Celebration of Black-American Culture

As we approach the festive season, let's take a moment to explore the rich cultural celebration of Kwanzaa. From December 26 to January 1, Kwanzaa brings communities together to honor Black-American heritage and traditions. Established by activist Maulana Karenga, Kwanzaa draws inspiration from the harvest festivals of West and Southeast Africa.

Throughout the week-long observance, families and friends come together to reflect on the principles of Kwanzaa-Unity (Umoja), Self-Determination (Kujichagulia), Collective Work and Responsibility (Ujima), Cooperative Economics (Ujamaa), Purpose (Nia), Creativity (Kuumba), and Faith (Imani). The celebration reaches its zenith on the sixth day with Karamu, a joyous communal feast.

Let's join in the spirit of Kwanzaa, embracing unity, creativity, and the collective strength of our community. May this celebration bring warmth, reflection, and a renewed sense of purpose to all! Wishing you a joyous and meaningful Kwanzaa season.


Holiday Closure Notice:
Celebrating the Season with Loved Ones

In accordance with Governor Ron DeSantis' announcement of additional holiday date closures for state offices, the Tallahassee Housing Authority (THA) office will be closed on November 22, 23, 24 in observance of Thanksgiving and December 25 and 26 in observance of Christmas. This closure allows our dedicated team to enjoy some much-deserved time with their families and loved ones during the holiday season.

We appreciate the hard work and commitment of our THA team throughout the year, aiding and assisting Florida families. As we approach the holidays, we extend warm wishes to all our residents, partners, and the entire community. Happy Holidays!

Erica Hall

Returning resident Erica Hall embodies the spirit of hope fostered by the Tallahassee Housing Authority (THA). In an interview, Erica acknowledged the support she received during her relocation from Orange Avenue to Springfield. She recognized Mr. Evans as a great help, addressing every concern, patiently explaining confusing aspects, and working to ensure a seamless transition despite her initial uncertainties.

As Erica prepares to return to Columbia Gardens at South City, she looks forward to more than just a new home. She eagerly awaits the safety and security that this community promises for her family-a place where new beginnings are possible, and moments of relaxation and reassurance that her family deserves.

Anticipating life in the new housing complex, Erica shared her appreciation for THA. She emphasized the housing authority's commitment to giving families opportunities to achieve their goals. She sees THA as a gateway for struggling families, providing the support needed to get on track for a better life.

We celebrate Erica Hall's return and appreciate her openness in sharing her experience. As she returns to Columbia Gardens, her journey stands as a testament to the hope and opportunities THA fosters for its residents.


Employee of the Month

Tawana Thompson, Portrait
Tawana Thompson is our employee of the quarter. Tawana has worked for THA for the past 11 years. A Tallahassee native, she attended public schools (Rickards), graduated from FAMU and earned a graduate degree in Management from St. Thomas University. She started her career as a newspaper reporter, even working as editor of the Capital Outlook before moving to Miami to begin her career with Miami-Dade County.

Tawana was initially hired as the Resident Services Coordinator; within a year she was running the Section 8 program and then moved to Development and Administrative Support in 2017 when the voucher program was contracted out. With over 30 years in the housing industry, she has amassed a wealth of knowledge that has served THA very well. Most notable, Tawana works with our developer partners, lenders and consultants in redeveloping the Orange Avenue (Columbia Gardens) site, is currently working to refinance Goodbread Hills and buyout our investor partner, and working with developers to help promote affordable housing in the community. Tawana is also responsible for our major procurement activities. Tawana is the consummate team player and has always been willing to step in and lend a hand wherever she is needed.

Employee Spotlight: Chere Anderson

A new hire to the Tallahassee Housing Authority's dedicated team is Chere Anderson, a seasoned professional with nearly a decade of experience in property management. Joining THA October 31st, as a Housing Choice Voucher Specialist, Chere brings a wealth of expertise and a passion for making a positive impact in people's lives.

Chere finds immense joy in her role, where she not only assists tenants but also takes the time to build meaningful connections, especially with the resident children. Their smiling faces serve as a daily reminder of the importance of her work and the positive influence she has on the community.

A firm believer in overcoming challenges, Chere lives by the motto, "Everything is figure-out-able!" - a mantra she and a friend crafted years ago. In the face of adversity, she encourages resilience, acknowledging that it's okay to feel down or shed a tear, but the key is to rise and keep going.

Looking forward, Chere has set a personal goal to take financial steps toward homeownership in 2024. Her determination and commitment to both her professional and personal growth make her an invaluable asset to the Tallahassee Housing Authority team.

Chere's dedication, compassionate spirit, and unwavering optimism truly embody the values of THA, enriching the lives of those she serves. We are proud to have Chere Anderson as a vital member of our team.


Employee Spotlight: Donna Ransom

Donna Ransom, is a passionate member of our team here at the Tallahassee Housing Authority. Her journey in the housing industry began with Nan Mckay & Associates, contracting with us in August of 2018. From the start, her dedication and passion for helping families in need became evident.

Donna's career took an interesting turn during the challenges posed by COVID when she relocated to Atlanta, GA. There, she not only faced the additional complexities of the field but also gained invaluable experience that enriched her understanding of the housing industry. Having returned to Tallahassee, Donna's commitment to making a positive impact in our community remains unwavering. Her role doesn't feel like work because she genuinely enjoys assisting families. Donna's ability to build meaningful relationships, whether with landlords, tenants, or colleagues, illustrates her dedication to finding solutions and fostering a supportive environment.

Today, Donna is back with us at the Tallahassee Housing Authority, bringing with her a wealth of experience and a renewed commitment to our mission. She views her role not just as a job but as a calling to continue making a difference in the lives of the families we serve.


Employment Opportunities

Tallahassee Housing Authority Housing Specialist- Housing Choice Voucher Program
$18.00 per hour

Description: The position's duties include a wide range of activities related to determining and documenting applicant and/or participant eligibility, income, rent and contractual relationships with owners in support of the Housing Choice Voucher (HCV) operations using written administrative policies and procedures. The position requires full accountability for assigned cases including accurate and complete files, resolution of customer service cases, and responsiveness to participant and landlord inquiries.

Tallahassee Housing Authority Utility Worker
$16.00 per hour

Description: This is routine, manual work involving a variety of building, cleaning, grounds keeping and maintenance duties. The work may require heavy physical labor during adverse weather conditions. Work is performed under direct supervision of the Maintenance Supervisor. Other essential duties include: operating equipment as necessary, articipating in training activities as directed by supervisor, erforming related work as required and as deemed necessary by Tallahassee Housing Authority.

Family Self-Sufficiency Service Coordinator
$57,000 annually

Description: Assists Tallahassee Housing Authority residents with becoming self-sufficient by developing strategies for reaching economic independence. Conducts awareness meetings to recruit residents for participation in FSS programs and provides resources that can assist them in progression towards economic independence and housing self-sufficiency.
