Dear Residents - As we transition into summer, longer days and warmer weather are upon us. It's a season filled with community events, outdoor fun, and a fresh wave of opportunities to connect and grow together. We are pleased to share this newsletter to provide you with the latest news, developments, accomplishments, and updates from
the Tallahassee Housing Authority (THA) properties and staff.As Executive Director, it is our mission to enhance and expand the quality of life in our community, and to maintain and provide quality affordable housing. THA will facilitate a network of supportive services to enhance the quality of life for our residents. We are committed to quality service and will provide a professional atmosphere to our employees, partners, and the greater Tallahassee constituency.

THA Operations
The Mission of the Tallahassee Housing Authority is to maintain and provide quality, affordable housing and facilitate a network of supportive services to enhance the quality of life for our residents.Here's What WE Do and How We Do It
Tallahassee Housing Authority provides quality affordable housing for low-to moderate-income households, fosters sustainable communities, and cultivates opportunities for residents to improve their lives in collaboration with local supportive services. Much of the public housing stock in Tallahassee is over forty years old and is well-maintained by the housing authority. Over time, we will work toward the redevelopment of our housing stock. A principal plan for redevelopment was completed for our Orange Avenue Apartments.
The Authority is governed by a volunteer seven-person Board of Commissioners; appointed by the City of Tallahassee Commission. Through formal adoption of policy, they ensure that the Authority is fiscally responsible and operates in an efficient manner.
The Authority consists of two (2) distinctive residential Public Housing communities, (aka Asset Management Properties or AMPs), located in the incorporated areas of Tallahassee, Florida. There are a total of 346 residential units consisting of 41 single-family detached homes, and 12 duplex units. The Authority also owns and maintains
a 93-unit Low-Income Housing Tax Credit apartment community. The housing authority provides rental assistance through the housing choice voucher program. We manage over 2700 vouchers for low income households.The Tallahassee Housing Authority is working to improve efficiencies so that all of our customers have access to information and services. We might need your servicesBecome a Tallahassee Housing Authority Vendor and help facilitate a network of supportive services to enhance the quality of life for our residents. We require a robust vendor list to support our various residential communities including: electricians, flooring, insulation, mold assessment/removal, carpet cleaning, septic tank system/pump out, air conditioning, asphalt paving and striping, unit turn/make ready, tree removal, painting, alarm systems, security, lawn care, tub and counter top resurface, pressure washing, garage door installation/repair, roofing/gutters, plumbing, fencing, lawn equipment repair, appliance repair, disability equipment, welding, locksmith, dirt and sod/grass, relocation and haul away.

To be considered, you will need appropriate licenses, insurance (Worker's Comp unless exempt, General Liability, Automobile, and Professional Liability if necessary) and bid bonds (bids over $100,000).
Summer's Here!
Summer is a busy time of the year--as school is out and our neighbors get outside to enjoy barbeques, festivals, and other outdoor events. As always, we would like to remind everyone to drive cautiously as children will be out playing, riding bikes, and enjoying the summer weather.
Of course, summer weather usually means higher temperatures, so remember these tips to beat the heat:
- Take frequent water breaks
- Apply Sunscreen with an SPF of at least 15
- Never leave children or pets unattended in a vehicle
- Seek medical attention immediately for any signs of heat related illness
We would also like to remind everyone traveling in a vehicle to always wear their seat belt and never drink and drive. For more information on how to keep kids healthy during the summer, please click here.

Welcoming Our New Interns
Tallahassee Housing Authority is excited to announce that we will be hosting two interns this summer through our partnership with the Children's Services Council of Leon County. This program provides valuable career experience and mentorship opportunities for young people in our community.
We look forward to supporting the next generation as they learn and grow with us.
Clean Audit Zero Findings
The Tallahassee Housing Authority received a clean audit report with no findings for the 6/30/2024 FYE reporting period! This outstanding accomplishment was achieved under the leadership of Executive Director Brenda Williams, who has spent over 13 years with the Tallahassee Housing Authority! This was the first time THA has had zero findings for a perfect audit. Congratulations Executive Director, Brenda Williams the Tallahassee Housing Authority couldn't have done this without your leadership and dedication to the community!

Hurricane Season Is Here - Be Prepared
As part of our commitment to resident safety, the Tallahassee Housing Authority is helping families prepare for hurricane season with simple, proactive steps and important resources.
Here are a grew ways you can start planning today:
- Identify a safe room in your home or a nearby neighbors home.
- Stock up on emergency supplies - food, water, flashlights, and a first aid kit.
- Post emergency numbers by your phone and make sure everyone knows how and when to call 9-1-1.
- Make a plan for your pets and check if your home is in a storm surge evacuation zone.

Be Prepared: Build Your Disaster Kit
Hurricane season is here and now's the time to make sure your household is ready. A disaster kit should include food, water, and essential supplies to last at least three days in case of emergency.Some Things Your Kit Should Include:
- Water (1 gallon per person per day)
- Non-Perishable food and manual can opener
- Flashlight and batteries
- First aid kit and medications
Prepare smaller kits for your car and workplace, and store everything in an easy-to-carry container.

Weekly Tutoring Available!
Every Wednesday from 5:30 p.m. to 6:45 p.m., the FWPC-CDC offers free tutoring for students in grades K-12, as well as select college-level students. Whether your child needs help with homework or preparing for exams, this is a fantastic opportunity to support their academic success.
Free Summer Meals for Children and Teens
THA is excited to offer free summer meals to children and teens (Ages 18 and under). It's the perfect way to ensure your kids stay healthy and energized during the summer break.

Housing Specialist - Housing Choice Voucher Program

Description: Tallahassee Housing Authority is seeking a detail-oriented Housing Specialist to support our Housing Choice Voucher (HCV) operations. This role includes determining eligibility, verifying income, calculating rent, and managing landlord-tenant documentation. Strong customer service and case management skills are essential, as you'll be responsible for maintaining accurate files and responding to inquiries from both participants and property owners.

Description: This is routine, manual work involving a variety of building, cleaning, grounds keeping and maintenance duties. The work may require heavy physical labor during adverse weather conditions. Work is performed under direct supervision of the Maintenance Supervisor.
HCV Program Manager
Supervisor: Director of Operations
Status: Exempt
$78,000.00 - $95,930.16 annually
Description: The primary purpose of this position is to manage Housing Choice Voucher participant certifications through a continuous case management system. The incumbent will ensure that all related procedures and policies are compliant with HUD, state, and local regulations as well as THA HCV Program policies. The employee will also coordinate, develop, implement, and monitor special projects as necessary.
Assistant Site Manager
Supervisor: Site Manager (Project Manager)
Status: Non-Exempt
$42,000.00 - $57,096.00 annually
Description: The Assistant Site Manager will supervise and perform various duties relative to property management for development with 200 or more housing units. Responsibilities include leasing, rent collection, resident relations and purchasing. Duties Include enforcing ail rules and regulations regarding tenant selecting, continued occupancy and evictions. Demonstration of ability to operate within budget parameters by minimizing expenditures and increasing occupancy is essential.

Addendum Update
Mold Addendum Updates
Mold: Mold is a naturally occurring microscopic organism that thrives in damp environments and reproduces by airborne spores. While not all mold is harmful, certain types and levels can lead to allergic reactions and health issues. Mold is often identified by discoloration-ranging from
white and green to brown or black-and is commonly accompanied by a musty odor. To reduce the risk of mold growth, controlling moisture and maintaining a clean home environment is essential.To help prevent mold in your unit, tenants are encouraged to:
- Use air conditioning during warm weather and ventilate properly during dry conditions.
- Use exhaust fans and hood vents when bathing, cooking, and cleaning.
- Avoid indoor hang-drying of laundry or excessive indoor plants.
- Regularly clean and dry surfaces that accumulate moisture.
- Open blinds to allow sunlight in and promote air circulation.
- Use fans and dehumidifiers if available.
- Promptly clean any water spills or condensation.
It is also important to report any signs of mold or moisture-related issues to management in writing. This includes visible mold, musty odors, plumbing leaks, or discoloration on walls and ceilings. Keeping your home dry and well-ventilated is the best way to prevent mold and maintain a healthy living space.
