Position: Maintenance Supervisor
Supervisor: Director of Operations
Status: Non-Exempt - Hourly
Salary Range: $65,000 to $75,000
Major Function: Supervise maintenance mechanics and Utility Workers. Supervise maintenance and repair tasks to buildings, appliances, equipment, and grounds owned and operated by Tallahassee Housing Authority. Demonstrate knowledge of basic heating, air conditioning, carpentry, painting, electrical, and grounds maintenance.
Maintenance Supervisor Responsibilities:
- Inspect sites regularly to identify problems and necessary maintenance
- Prepare weekly maintenance schedules and allocate work as per forecasted workloads.
- Employ, supervise, and train workers.
- Coordinate daily cleaning and maintenance activities.
- Oversee all repairs and ensure that work is completed on time.
- Maintain all inventory and equipment, and ensure proper storage.
- Comply with all health and safety regulations and practices on site.
- Conduct preventative maintenance work.
- Conduct follow-ups on all maintenance and repair work.
- Conduct safety inspections as scheduled.
- Establish strategies to meet workload demands on time.
Maintenance Supervisor Requirements:
- Strong knowledge of building trades, cleaning procedures, and maintenance.
- Solid understanding of health and safety regulations and practices.
- Effective budgeting and performance management.
- Organizational and leadership skills.
- Great eye for detail.
- Excellent communication and interpersonal skills.
- Works well under pressure and meets tight deadlines.
- Computer literate with capability in email, MS Office, and related communication tools.
- Great time management skills.
- Strong decision-making and problem-solving skills.
Other Important Duties:
- Keep detailed records.
- Operates various equipment as necessary.
- Attend developmental and training opportunities to keep abreast of technological developments in general and in specific area of responsibility.
- Communicate orally and in writing.
- Maintain regular and consistent attendance.
- Must possess a valid Florida Driver's license and pass a driver's license check.
- Ability to pass criminal background checks, reference checks, and drug screens.
Physical Requirements:
- Ability to climb ladders or enter crawl spaces in order to gain access to work areas.
- Ability to move or carry objects weighing up to 70 pounds.
- Ability to move or carry objects in excess of 70 pounds with the assistance of a hand truck or additional persons.
- Ability to work while standing for extended periods of time.
Minimum Education, Training and/or Experience:
Bachelor's Degree (highly advantageous) and, at least five (5) years of experience supervising building maintenance and repair; or, an equivalent combination of education and experience.
